Seller questions, specific to Jesse’s business
Why isn’t my house selling in San Diego County?
Usually it comes down to price, positioning, or exposure, and most often it is a mix of all three. If your home has been sitting with few showings or little feedback, the plan that got it listed is not the plan that will get it sold. I review pricing, presentation, and exposure together before changing anything, so we fix the real problem instead of guessing.
My home expired, what do I do now?
Do not just relist it the same way and hope for a different result. My re-energize process works through three steps in order: Re-Engage, Re-Position, and Re-Market. That means reaching buyers and agents who missed it or passed on it, repositioning the price and presentation, and remarketing with paid exposure at the top of Zillow, Homes.com, and Realtor.com. It is built specifically for homes that did not sell the first time.
Should I lower my house price?
Sometimes, but a price cut alone is the weakest move when a home is not selling. Before lowering anything, I review seven things with you: the price against current comparable sales, the presentation, the exposure, the showing feedback, the terms, the timing, and the story the listing tells. If the price is the problem, we will know it from the numbers. If it is not, cutting the price just leaves money on the table.
How much is my home worth in San Diego County?
That depends on your home, your pocket, and what comparable homes have actually sold for recently, not just what is listed. I put together a current market valuation with comparable sales and a pricing strategy, free and with no obligation. Ask me for one and I will run the numbers for your address.
How long does it take to sell a home in San Diego County?
It depends on the price band, the condition, and the pocket. In October 2026, San Diego County homes sold at a median of 45 days on market, from San Diego MLS data. Your home’s timeline comes from local comparable sales, not the county average, and I will show you both before you list.
What does it cost to sell a home in California?
The main costs are escrow and title, any credits agreed with the buyer, your loan payoff, prorated taxes, and commission as agreed in writing. What matters most is your net, not any single percentage, so I prepare a net sheet for your sale before you commit to anything.
What is a non-distressed auction, and is it a foreclosure?
No, it is not a foreclosure or a distressed sale. A Non-Distressed Auction is a sale method with a defined sale date and competitive bidding, with reserve price protections for the seller. It is an alternative to a traditional listing, and it suits some luxury homes better than others. I will tell you honestly whether it fits your home.
What is the seller protection policy after closing?
When you sell with me and close with New Venture Escrow, a free $50,000 errors and omissions policy automatically covers qualified sellers of owner occupied homes against unforeseen disclosure violations for 210 days after closing, with a $2,500 deductible per policy used. Ask me whether it applies to your home and your closing.
What should I fix before listing my home?
Start with safety items and obvious deferred maintenance, then high impact presentation: paint, flooring, landscaping, and a deep clean. Not every remodel pays back, so I walk through your home first and prioritize what buyers in your price band actually notice.
Buyer questions, specific to Jesse’s business
Should I buy now or wait for interest rates to drop?
That depends on your timeline and what you can comfortably afford each month, not on a rate prediction, because no one knows where rates go next. If you will stay put for years and the monthly cost works, waiting can cost more in lost time and rising prices. If the payment is a stretch or you may move soon, waiting is the smarter call. I will run the monthly numbers with you so the decision is yours, based on real figures.
Buying vs. renting in San Diego County, which makes sense?
If you will stay 5 or more years and can comfortably afford the full monthly cost, buying usually wins over time. If you may move within 2 years, renting is usually smarter. The full comparison, timelines, and what first time buyers often miss are on my blog, and I will walk through your numbers with you.
Do you help buyers in Temecula Valley too, or only San Diego?
Both. I help buyers and sellers across San Diego County and Southwest Riverside County, including Temecula Valley, from offices in Solana Beach and Temecula. If you are buying in either market, I can help.
How much house can I afford in San Diego?
That comes from your income, debts, down payment, and current rates, and the real number comes from a lender’s pre approval, not a rule of thumb. I connect you with a lender for a solid pre approval early, so you shop with a budget you can trust and sellers take your offer seriously.
Sellers interviewing an agent
How long have you been a real estate agent, and how long selling in my area?
I have been in the industry for more than 15 years, selling across San Diego County and Southwest Riverside County, including Temecula Valley. My work now centers on pricing, positioning, and negotiation, including homes other agents could not sell.
How many homes have you sold in my area recently?
That depends on the pocket, so I would rather show you real numbers than quote a general total. Ask me for recent sales in your neighborhood and I will pull them for you before you decide anything.
What is your marketing plan for my home?
Most agents list on the MLS and stop there. My plan adds professional photography, video, drone, and a 3D tour, paid placement at the top of Zillow, Homes.com, and Realtor.com, a custom property website used on hundreds of real estate websites, display advertising, social media advertising, and coming soon promotion. We do more marketing than the average agent, and I will show you the plan for your home specifically.
How do you determine the price for my home?
From comparable homes that actually sold recently in your pocket, adjusted for condition, size, and location, plus what is currently competing against you. Overpricing for room to negotiate kills early traffic, so I price from the numbers and show you the comparable sales behind the number.
How will you keep me updated, and how often will I hear from you?
You will hear from me directly at each step: showings and feedback, market response, offers, and every deadline through closing. If the market talks back, you will hear about it from me with a plan, not silence.
What are your fees?
Fees are agreed in writing before we start, and they depend on the services and the sale. I go over the full net sheet with you in our first strategy session, so you see exactly what you keep before you commit.
How long will it take to sell my home?
That comes from local comparable sales in your pocket, not a county average. In October 2026, San Diego County homes sold at a median of 45 days on market, from San Diego MLS data. I will show you the local numbers for your home and price band before you list.
What happens if my home doesn’t sell?
Then we change the plan, not just the price. My re-energize process works through Re-Engage, Re-Position, and Re-Market: reaching buyers who missed it, repositioning price and presentation, and remarketing with paid exposure. If your home stalls, that process is already part of how I work.
Can you provide references from recent clients?
Yes. Ask me and I will connect you with recent clients who are willing to talk about their sale. I also have more than 225 five star reviews across my profiles.
Why should I choose you over another agent?
Because of pricing, positioning, and negotiation, backed by a team behind the transaction. I specialize in homes that have not sold, I pay for exposure most agents do not, and I bring a clear plan with a happy outcome: you moved on, and happy you moved. Talk to my recent clients and compare the marketing plans side by side.
Buyers interviewing an agent
How well do you know the neighborhoods I’m looking at?
I work hyperlocal pockets across San Diego County and Southwest Riverside County, not just whole cities, so I know the streets, the price bands, and what actually sells in each pocket. Tell me the areas you are considering and I will show you recent sales there.
How will you help me find homes, and how quickly do you respond to new listings?
I set up a search matched to your must haves and budget, with alerts on new listings, coming soon homes, and price changes, and I move fast when the right home appears. In a competitive pocket, speed matters, and you will hear from me as soon as something real hits.
How do you handle multiple offers?
We win on price and on terms, not just price. I look at the seller’s priorities, the strength of your financing, the contingencies, and the deadlines, then build an offer that stands out without asking you to take risks you are not comfortable with. Every offer gets a clear explanation of what you are agreeing to before it goes in.
How will you negotiate on my behalf?
Negotiation is where I earn my keep. I negotiate price, terms, credits, and timelines, and I coordinate the whole transaction through inspections, appraisal, and closing. My team supports the transaction behind the scenes, so nothing slips while we negotiate.
What should I expect in closing costs?
Usually a few percent of the price, covering lender fees, title and escrow, prepaid taxes and insurance, and related charges. Your lender’s Loan Estimate gives the exact numbers for your purchase, and I review it with you so there are no surprises before closing.
How do you get paid as a buyer’s agent?
Buyer agent compensation is agreed in writing before we tour homes. I go over it plainly in our first conversation, so you know exactly how it works before we start.
Do you work with first time buyers?
Yes. First time buyers are a big part of my buyer work, including through Team HomeFinder, my dedicated team for San Diego County Credit Union buyers. I walk you through pre approval, the search, offers, inspections, and closing, step by step.
